What If Questions That Sellers Ask

 Sellers always have the most interesting and challenging questions when we are listing their property.

 
What if we get sick--like maybe the ‘flu. Should we still let people view the home?

 

sickyI will be managing the showings on your property which means I will be calling you to tell you about a showing and the day and time. If you have something possibly contagious, please tell me and I will convey that to the showing agent. I’m sure they will want to reschedule.

 

What if they ask us questions, should we answer them?

Well, you don’t want to appear unfriendly so if they ask how are you, you should answer that. If the buyers ask why you are selling, refer their agent to your agent in a friendly manner. Tell them that you’re under orders from Toni not to answer questions - that’s what her job is. Perhaps you could stay in a separate room or go outside; or not be home when they come.

What if they tell me I have a lovely home; does that mean they will be making an offer? 

Not necessarily: the buyers may feel uncomfortable when the seller is present at the showing, and feel like they must be polite and say something on the way out. They probably say that at every home where the seller is present. It would be much better if you were to make yourself scarce and not be there when they come. 
Party Dogs

What if the buyers are afraid of dogs, what should I do with Killer? 

Killer needs to be taken for a walk, or kept in a crate during the showings. Some people are afraid of dogs and if the dog is noisy or over-friendly, it is a distraction. The only thing they will remember is that cute little dog, Killer.  If you’re working, consider doggy day care for Killer. He will love socializing with others.

What if they don’t show up at the time they are expected, can I expect them to still come. I’ve been across the street at my neighbors, can I return to my home?tea with friends

Please call me if they haven’t shown up and I will try to reach the agent to make sure they are still scheduled to show your home. Some buyers take much longer to view homes than others and they may be running behind. Again, it would be best not to be there, so have another cup of tea with your neighbor.
