The homes sales report for Holiday Florida which includes zip codes 34690 & 34691, shows an increase of 21 in the sold category so far this year over 2011.

For the first 3 months of 2012:

  • 286   Active on the Market
  • 101  Active with contingencies
  •  97  Pending
  • 181  SOLD


For the first 3 months of 2011:

  • 160 SOLD

As in the New Port Richey Florida & Hudson Florida reports: The interesting factor is that in 2011, short sales/foreclosures have decreased; equaling 63 of the 160 sold. (39%).

In 2012, the short sales/foreclosures equaled 63 of the 181 sold. (34% of the market). A definite, although small, drop in the short sale/foreclosure influence in the market. The Holiday Florida market is still being affected by the many short sales/foreclosures/REO’s and was hard hit by foreclosures.

With the new rental rules that lenders can apply which may allow owners to stay in their homes after foreclosure, there may be less short-sale homes on the market as we go through 2012. And Holiday Florida is Still a Great Place to buy a home; prices are good.
