Millpond Lakes is a gated condominium community inside the larger Millpond Estates complex with both 2-3 story units and stand-alone villas. Many overlook one of the several pretty lakes. Residents also have access to the master clubhouse and pool as part of their HOA fees.

Millpond Lakes Condos: The units in the condos run 900 to 1150 sf with two bedrooms and 1-2 baths. All have a screened porch for those wonderful breezy  days. Condos sell in the mid to upper $50,000 range.There are no garages but they do have their own assigned parking space and plenty of parking for visitors. HOA fees at this date are $246.00/mo which includes escrows for the roof and exterior painting, lawn maintenance, trash pickup, basic cable, the pool.


Millpond Lakes Villas: The stand-alone units have garages (2 or 3). The units run up to 1,600 sf. Some are two bedrooms with an additional den that can be converted to a bedroom. Recently, the villas have been selling in the low $110,000’s. HOA fees currently run $165/month which includes basic cable, escrow reserves, lawn maintenance, and the pool.

The Millpond Lakes being a gated condominium community with some homes offering lake views sounds very enticing. Some days I long for a home with a calming lake view! Your detailed description is very informative for anyone thinking of buying in the Millpond Lakes community.

Toni, Millpond Lakes and Villas has amenities and is gated too. Sounds like a sought-after area in New Port Richey. BTW, your collage is extremely creative and refreshing to look at!

Toni: The Millpond Lakes Condo Community sounds like a very nice place to call home, and with the warm weather coming, the pool will be a welcomed relief.

Seems like a good price- w/o garage- just wondering 1) how the HOA fees vary over time and 2) if these units are energy efficient...

Anita - it sure will; we were still having warm weather till this week.

janeAnne - The fees go up about 10-20 a year. I don't know about the other but I'll try to find out.

Alexandra - we do still have good prices here.....for now.
