Solds in the New Port Richey-Trinity in July 2013

There were 239 solds: of those 41 were REO/bank-owned; 6 were short sales.

The highest price home sold was $560,000 with 4,138 sf. located in Baracoa at Champion’s Club in Trinity.

The lowest home sold was $17,000 for 420 sf was a short-sale in Jasmine Heights.

Average days to contract = 239.


Currently Active on the New Port Richey-Trinity market:

There are currently 771 homes, townhomes, condos, and villas on the market in New Port Richey-Trinity. 66 are REO/bank-owned, 93 are short sales.


The short-sales and foreclosures are gradually evaporating;

The number of solds in June was 192 so there is definitely an increase in solds for July. Prices are slowly moving up as inventory disappears. Median price in June was $120,000;  July showed a median price of $122,500.

It would seem the median price falls short a bit. Is that the average sales price factored into the median price?

I hope you have a lot more sales in the Trinity, and Newport Richey areas.

I'm glad to hear that foreclosures and short sales are disappearing and sales are improving. You're doing a great job steering the economy back on track in New Port Richie and Trinity!

I have a feeling this report will be significantly better this time next year. For now, this is really good news!

Toni, glad to hear that distressed properties are slowly going away. We are experiencing the same thing here With distressed properties becoming less prevalent and prices moving up...good news for all.
