Everyday I’m Shuffling

It’s been a long, tough road for the last 4 or 5 years in Pasco County where I live. We were hit very hard by the short-sale, and foreclosure issues.  But those of us who remained shuffling along did the best we could for our customers.

Most sellers who didn’t need to do a short-sale wouldn’t even consider putting their home on the market because their homes had lost  up to 50% of their value.  House prices ran back to 1998 or 1997 values, and appraisers used the short-sales and foreclosures as comps.

Everyday I’m Shuffling just to get a listing and get it sold. Having to tell someone that their home was only worth half or less of what they paid for it was a tough job.

Did I quit real estate? Did I think of doing anything else? No, I decided to wait and see what the market would do. I knew it would recover at some point but I really didn’t expect that point to be a distant star.

Everyday I’m Shuffling just to keep things going; needing to pay the bills, needing to keep our marketing up so we didn’t lose out: Never giving up on real estate.

Then 2013 came along. It started out shuffling along like the last few years. The
first couple of months were slow. I gathered listings and hoped for the best.

And, all of a sudden, the buyers came out of hiding and started buying. At first it was the investors trying to grab what they could; they knew what was going to happen. Then  buyers changed to people who were going to live in the homes, and homes started selling like hotcakes. So much so that now we have another problem. Yes, you guessed it, low inventory.

So Everyday I’m Shuffling but I’m still here.

Toni... I've always said life is about putting one foot in front of the other day of day and doing the right thing. If we don't worry about results but simply our consistency in "showing up" everyday, good things will start to happen.

Toni- you have painted an excellent picture of the market here in Florida for the last few years. When I moved back here in 2007, I met agents who wouldn't touch a short sale for any amount of money.  Guess what!  Yep!  Congratulations to you for hanging in there and doing the shuffle.

Toni  lack of inventory is a big problem in So. NH. We will see what happens as go into the spring market.  With interest rates going up, new FHA limits which are signficantly lower and RD towns disappearing,, we will have to see how things develop.

Like you say, we drowned in Short Sales, Foreclosures, Bank-Owned during the bubble burst here in Orlando. But 2013 came in and we no longer heard that over stated sentence from Buyers: We're looking for a great deal! That had to be one of the most overworked sentences during those lousy years. Now we are here with Buyers - no longer kicking the tires - but buyers who can not find homes because of very low inventory and/or sellers who refuse to list and give their homes away. Sellers are waiting to sell now because they realize the market has changed. It is no longer a buyers market; now a sellers market. During some of the poor years, Orlando had a housing inventory of over 30,000 homes each month; now we are lucky to reach 9,000 homes inventory each month. Hi to you there in Port Richey, Toni. Continue on to a happy, busy and prosperous 2013.

There is always a real estate market and the approach to it means adjusting your "sales". To use the wind that is out there. Be creative on a shoe string budget but high concept. The best time to get into this business is when the incline is steep, market is hardest. If you can survive that, you are a veteran, in like Flynn. As long as you embrace change, reinventing the way you do the list, market, sell (repeat). 1980 market was 16% adjustable mortgages, oil embargo... best foundation for the roller-coaster real estate ride, thrills and chills from there to today. These are the best of times if you know what to do with them. Great post, inspiration!
