7 Ways To Speed Clean For A Last Minute Showing

It’s been a crazy day, the house is a wreck; the phone rings, it’s an agent with clients in her car outside your home.  She asks if she can show the home. You ask her to give you 15 minutes.  Of course, you want to have her show it: These might be your buyers.

Okay, now for the marathon 7 Ways To Speed Clean For A Last Minute Showing.

  • Declutter tables and counter-tops. Stuff it in a closet or cabinet. Pick up 
    the kid toys and dog/cat toys. Better still, put them in grocery bags and stick them out in the garage. Bring them back later.
  • Pick up those articles of clothing left lying around. Throw them in the dryer for temporary storage.
  • Making the beds always makes the bedroom look good. Open the blinds; sunlight cheers people up and they remember your home as light and bright.
  • Hit the bathrooms next; put damp/used towels in the washer. Place clean towels on racks – neat and pretty. 
  • Declutter and clean counters. Definitely clean the mirror (remember, light and bright. And clean the toilet, just in case.
  • Give a small spritz of Fabreeze in the living room.  Try spraying a tiny amount on a light bulb, then turn it on. The heat spreads the scent. No Fabreeze? I’ve used my perfume instead. Do not over-do the spray; people get suspicious and will think you are trying to hide something.
  • A quick sweep of your front porch and/or walkway, and your first impression is all good.

Yes, it’s a bit of a marathon but it is well worth it, and you can collapse after they leave, have a cup of tea, put your feet up. Then go find all those things you hid.

Those are pretty good suggestions.  The funniest speed cleaning I ever saw was on a listing I once had.  I called the seller to tell her it was being shown.  I think she must have literally gathered up half the house and stuck it in the bed of her pick up truck. . .It was too funny!

It helps to have a friendly neighbor visiting when you get the call.  Years ago I had my own house on the market, and I remarked to a neighbor who had dropped by, 'I hope they don't call today to see the house.' And JUST then I got THE call.  She and I both went at it. We looked like a movie speeded up!

Good tips Toni. My mom used to call this "blitzing the house". The garage or your vehicle are excellent places to stash your stuff--no one is going to look in your trunk.

Great tips.  I have also used a few of these tips when showing for sellers who left things a bit messy.   I always like to get to the house a little early so I can make beds, straightern counter tops etc. if needed.

If you have dishes in the sink go ahead and fill with hot water and lots of bubbles. They will think you were just getting to wash. Throw clothes into baskets into the closet and a big towel over them. Sprinkle soda or talc on 'em.  Keep a large microfiber cloth to run across dusty furniture. If the waste basket is full just tie it up and put it in the garage. If you want the house to smell clean keep couple lemons around and put in the microwave. Lemon scented furniture spray is better than spraying a lightbulb with perfume. Just straighten up the towels in the bathroom. Give them a good shake. Lemons are always better than perfume and crack a window or two no matter how cold the weather is.

Kind of like what we do when we have company coming on short notice.  Clean the living room, clean the hall bath, then close all the bedrooms doors.  Sometimes we even get to the kitchen.

These are some great tips. I have a checklist I share with sellers to help them prepare. Of course if you keep your house neat and clean it's pretty easy...although kids and pets make it more challenging, as do messy adults! Picking up after pets, especially doggies in the yard, is key. I'd stay away from scents - I think every buyer notices and wonder why they need the scents around.

Good tips here for a quick clean up before showings!  I tell my clients to use the trunk of their car for last-minute storage, too.   It's amazing what miracles you can work in 15 minutes when you need to!  As you mentioned, opening all of the window blinds, shades, and drapes is one of the most important things to let in all of that important light.

Years ago, when my younger son was about 12, we had our house for sale. This being Priest River, showings were not an every day occurrence, so we weren't always ready. 

One time I called home to tell him an agent would be coming with buyers and to do what he could. There was a big basket of laundry waiting to be folded, so he spread it out on my bed, then put my fluffy comforter on top. 

He was also known to put dirty dishes in the oven if the dishwasher hadn't been emptied after the last wash.

Great tips, i would like to add one more. Tell your sellers to assume that there will be a showing every morning. This way they will put things away and tidy up eqch ecening before retiring. Then in the morning all that you need to do before leaving for work is to open blinds and shades and put yur breakfast dishes away. Then in the event of a last minute showing everything is ready.

One place I have never seen a buyer look is under the beds. Often there is a lot of room to hide stuff under 2 or more beds.

These are great tips, but I always tell sellers to stay prepared at all times, as you never know when someone will want to see the home.  I ask them to try and keep the home where they can have it ready in less than 30 minutes.
